Rural Vermont Real Estate

Brookfield, Vermont

Brookfield is north of Randolph, up Route 12 or Route 14, and it’s two different places. Pond Village on Sunset Lake has the Floating Bridge, Allis State Park on Bear Hill and a cluster of historic homes — one of the prettiest spots in the county. East Brookfield, down on Route 14 along the Second Branch, is a working village with easier access toward Randolph and Barre. Roughly 1,300 people live here, and I-89 Exit 4 is 10–15 minutes away.

What’s for sale in Brookfield

What sells here

Historic homes around the pond rarely come up and sell to buyers who’ve been waiting for one. Farmhouses and land along Route 14, Route 65 and the Chelsea road are the usual listings. Brookfield also draws buyers who work in Montpelier or Barre and want more land than they can get closer in.

Before you buy

Sunset Lake frontage and anything near the Second Branch should be checked for shoreland and flood rules. Brookfield is in the Orange Southwest School District with Randolph and Braintree. Winter access on the hill roads can be slow; ask about the town’s plowing order.
