Rural Vermont Real Estate

Braintree, Vermont

Braintree is the hill town directly west of Randolph, running up Route 12A along the Third Branch and over Braintree Hill toward Roxbury. It shares Randolph’s 05060 ZIP code, so listings here are often described as Randolph — they aren’t, and the taxes, the town office and the plowing are Braintree’s. Roughly 1,200 people live here, spread along the roads rather than in a village.

What’s for sale in Braintree

What Braintree is good for

Land, views and quiet, ten minutes from a real downtown. Braintree Hill and the roads off it have some of the best views in the area. The Route 12A corridor is flatter, closer to Randolph and more affordable. Old farmhouses on acreage, camps and building lots are the typical listings, and I’ve sold a good number of them.

Before you buy

Almost everything is on well and septic, and many roads are Class 3 or 4 town roads — ask about winter maintenance and whether the plow reaches your driveway. Braintree is in the Orange Southwest School District with Randolph. Slopes and ledge are common; if you’re buying land to build on, a perc test comes before anything else. Cell coverage is patchy in the hollows.
