Bethel, Vermont
Bethel sits where the White River meets its Third Branch, ten minutes south of Randolph on Route 12 and right at I-89 Exit 3. Roughly 2,000 people live here. The village has a tight grid of older homes, a few shops and restaurants, and swimming holes the locals won’t tell you about. I know Bethel as well as I know Randolph, and several of my listings are usually here.

Bethel’s neighborhoods
The village (05032) is the walkable part. West along Route 107 toward Stockbridge, homes sit right on the White River — pretty, and the river is both the attraction and the reason to check the flood map; Tropical Storm Irene rebuilt that stretch of Route 107 in 2011. East Bethel and the hill roads off Route 12 are where the acreage and views are, with the longer driveways and plowing bills to match.
What sells here
Bethel is a little less expensive than Randolph for a comparable village house, which draws first-time buyers and people commuting to Randolph, Woodstock or the Upper Valley. Land with a view sells to out-of-state buyers; camps and small places along the river sell quickly in spring.
Before you buy
Check the flood zone for anything near the White River or Route 107. Bethel is in the White River Valley school district. Internet service varies by road — ECFiber has reached much of the town, but ask me about a specific address.
